Residential SMSF loans
Typically to seventy or eighty per cent of value, with liquidity requirements held in the fund after settlement.
Overview
An SMSF can borrow to buy property through a limited recourse borrowing arrangement, where the lender's recourse is restricted to that single asset.
It is a legitimate and well established structure. It is also more constrained than ordinary lending: fewer lenders, higher deposits, stricter liquidity rules and a structure that must be established correctly before contracts are signed.
Typically to seventy or eighty per cent of value, with liquidity requirements held in the fund after settlement.
Business real property can generally be leased back to a related business at market rent, which is why many owners use this route.
Bare trust, corporate trustee and title arrangements need to be right first. Fixing them afterwards is expensive.
